Terms and Conditions

IMPORTANT NOTICE
PLEASE READ THESE TERMS CAREFULLY. BY CLICKING "BOOK NOW," "CONFIRM RESERVATION," OR OTHERWISE AGREEING TO THESE TERMS ONLINE OR VIA EMAIL, YOU AGREE TO BE BOUND BY THIS RE-VIV RENTAL AGREEMENT (THE "AGREEMENT"). IF YOU DO NOT ACCEPT THESE TERMS, DO NOT CONTINUE WITH YOUR RESERVATION.
 

This Agreement is between you (the "Guest") and Re-Viv Co-Living ("Re-Viv," "we," "us," or "our") and governs your stay at any Re-Viv property in Sacramento, California or Denver, Colorado.
 

1. Use of Website and Services

These Terms incorporate by reference our website terms of use and privacy policy. Your use of Re-Viv services and properties is governed by this Agreement.
 

2. Eligibility

Guests must be at least 18 years old to make a reservation and stay at a Re-Viv property. By booking, you confirm you meet this requirement.
 

3. Reservations and Occupancy

Upon confirmation of your reservation, you'll receive the property address, check-in/check-out details, and occupancy terms. All Guests must:

  • Abide by the House Rules provided.

  • Register any additional guest(s) and pay applicable per-night fees.

  • Respect the maximum occupancy of the room/unit.

  • Allow entry for maintenance, inspections, or emergencies.

Re-Viv may relocate you to a comparable unit based on availability. Reservations are non-transferable.
 

4. Minimum/Maximum Stay

Minimum and maximum stays vary by property and are displayed at booking. Re-Viv may cancel stays violating these terms.
 

5. Check-In / Check-Out

  • Check-in: 3:00 PM local time

  • Check-out: 11:00 AM local time Late check-out without approval may result in additional charges.
     

6. Payment Terms

Full payment is required to confirm a reservation. By booking, you authorize Re-Viv or our payment processor to charge your provided payment method for:

  • The total booking amount

  • Extensions or additional services requested

We accept major credit/debit cards and digital payment platforms. All payments are non-refundable within 14 days of check-in.
 

7. Cancellation Policy

  • More than 14 days before check-in: Full refund minus 3% processing fee

  • Less than 14 days: No refund

8. Guest Conduct

You agree to:

  • Avoid disruptive noise, especially after 10:00 PM

  • Keep common areas clean

  • Follow posted or provided community rules

  • Refrain from illegal, unsafe, or unethical behavior

  • Avoid altering the property without approval
     

9. Pets and Smoking

  • No pets allowed without written approval

  • No smoking or vaping, indoors or on balconies
     

10. Noise and Community Standards

Quiet hours are enforced from 10:00 PM to 7:00 AM. Violations may result in immediate eviction without refund.


11. Damage and Liability

You are responsible for any damage caused by you or your guests. We may charge your card for repairs or replacements. Re-Viv is not liable for:

  • Personal injury

  • Theft, loss, or damage to belongings

  • Acts of nature or third parties

We strongly encourage purchasing renters or travel insurance.
 

12. Waivers and Risk Acceptance

By staying at Re-Viv, you acknowledge the risks associated with:

  • Shared amenities (kitchen, hot tubs, rooftop areas, etc.)

  • Use of equipment provided (BBQ grills, bikes, etc.)

  • Outdoor elements near the property

You agree to assume all risks and hold Re-Viv harmless from related claims.
 

13. Entry and Inspection

Re-Viv may enter the unit with 24 hours' notice (or without notice in emergencies) for maintenance, inspection, or policy enforcement.
 

14. Abandoned Property

Items left behind will be stored for 15 days. Unclaimed items may be discarded or donated.
 

15. No Subletting

Guests may not sublet or transfer their stay without Re-Viv's prior written approval.
 

16. Modifications and Termination

Re-Viv may update these terms and/or terminate your reservation for violations. Continued use of our services after updates constitutes acceptance.
 

17. Dispute Resolution

We prefer resolving issues amicably. Contact us first at support@re-viv.com. If unresolved:

  • Disputes shall be resolved by binding arbitration in Sacramento, CA

  • Arbitration will follow the rules of JAMS or similar body

  • Class actions and jury trials are waived
     

18. Limitation of Liability

Our total liability for any claim arising from this Agreement or your stay shall not exceed the amount paid for your booking or $100, whichever is greater.
 

19. Indemnity

You agree to indemnify and hold harmless Re-Viv, its staff, and affiliates from any claims or damages arising from your stay or violation of these Terms.
 

20. Severability and Waiver

If any part of this Agreement is unenforceable, the rest remains in effect. Our failure to enforce any part of these Terms is not a waiver.

Violation of these rules may result in eviction.
